Applied Analysis Las Vegas Market Reports

Applied Analysis provides the most accurate and comprehensive surveys of office, industrial, retail, apartment and vacant land in the Las Vegas Valley. These in-depth reports include information on inventories, vacancies, absorption, lease rates, and planned and under construction projects. In addition to a building-by-building analysis of surveyed properties, we also provide subscribers with a summary matrix outlining performance at the submarket level.

These surveys of the Las Vegas office market include speculative and non-speculative professional, medical and government buildings with 5,000 square feet or more of gross leaseable area ("GLA"), or rentable area, as defined by the Building Owners and Managers association ("BOMA"). A building is considered medical if greater than 50 percent of its rentable area is occupied by medical tenants. Not included in our survey is "flex" space (space in multi-tenant industrial buildings that is built-out as 100 percent office and that provide parking rations required by office tenants).

The surveys also indicate if a building is Class A, B or C. Typical features of the different classes of office buildings are as follows:

Class A: Investment grade-property, well located and offering high-quality space. Good design, above average workmanship and materials. Well-maintained and managed, exceptionally so if an older building. Quality tenants. Class B: Generally a more speculative investment. Offers utilitarian space without special attractions. Ordinary. Class C: Basic space in a no-frills older building. Below-average maintenance and management. Mixed or low tenant prestige. Inferior elevators and mechanical/electrical systems.

Overall these surveys are designed to be a database of, and an indicator of, trends in single and multi-tenant office buildings, in the Las Vegas market.
