Centra details plan for $55 million office park project

April 21, 2002 - Centra Propertties LLC, of Henderson, and Sacramento, CA based Panattoni Development have unveiled plans for a $55 million, 300,000 square-foot Class A office park called "Centra Point." The 21-acre master-planned project is located on the north side of Interstate-215 at Durango Drive in Las Vegas.

Designed by Howard F. Thompson Architects of Las Vegas, the complex will feature six concrete tilt-wall buildings, running up to three stories tall and 60,000 square-feet in size. The tan-colored structures feature floor-to-ceiling windows, grand central lobbies, and sunshades.

The initial phase, which is slated to finish in February, calls for three buildings, totaling 150,000 square-feet. Panattoni Construction is the general contractor. The entire complex is 2004. Stewart Title of Nevada and Vestin Group are among the first tenants, occupying a combined 60,000 square-feet. Lease rates run $1.75 a square foot modified gross, which means janitorial and utilities are not included. Colliers International is the listing broker.

The valley's southwest location, a growing area projected to have 180,000 residents by 2005, has resulted in high Centra's president. In addition, the project has quick freeway access and is equl-distant to Summerlin and Green Valley.

The high-end office complex will be near other new developments, including the University of Nevada, Las Vegas' proposed 115-acre technology center at Sunset and Durango roads, the $140 million, 130-bed Southern Hills Hospital on West Sunset Road, just east of Fort Apache Road, and a planned $190 million, 140-bed St. Rose Dominican Hospital on Warm Springs Road, between Durango and Buffalo drives.

SOUTHERN NEVADA INDICATORS

"The southwest is an emerging employment corridor and robust area," said Jeremy Aguero, principle of Applied Analysis, a Las Vegas-based economic research firm. "(Centra Point) will have the traffic accessibility and will be competitive with other listings."

However, the project faces stiff competition from the Howard Hughes Corp., who is developing the 50-acre Gardens Business Park near I-215 and Town Center Drive.

"[Centra Point] is an ambitious project to try and absorb that much square-footage in a short period of time," Aguero said. "But it's the type of investment that we need people to make in Southern Nevada, looking towards the future."
