Jeremy Aguero
Principal
Jeremy Aguero is a principal analyst with Applied Analysis and has been with the firm since its inception in 1997. His areas of expertise include economic analysis, operational model development and fiscal impact analysis.
Jeremy attended the University of Nevada, Las Vegas where he graduated with honors in 1996. During his last year of undergraduate course work, Jeremy took a position as an intern/analyst with Coopers and Lybrand, LLC's (now PricewaterhouseCoopers) Financial Advisory Services group. After spending eighteen months with Coopers, he left and began his tenure with Applied Analysis.
Jeremy's project history demonstrates a wide range of abilities. He has worked for clients in the private and public sectors, and undertaken projects of local, regional and national significance.
Brian Gordon, CPA
Principal
Brian Gordon is a principal with Applied Analysis. His areas of expertise include market analysis, financial advisory services, business consulting, and economic modeling. Gordon attended the University of Nevada, Las Vegas where he graduated with honors, obtaining a Bachelor of Science degree in Business Administration with an emphasis in accounting. He is also a certified public accountant.
Gordon has performed numerous highest and best use analyses, market feasibility studies and market analyses for various developers and commercial real estate firms. He is also the principal author of the Las Vegas Quarterly Market Reports covering the office, industrial, retail, apartment, vacant land and luxury condominium markets.
Mike Alastuey
Director of Public Policy and Analysis
Michael Alastuey is the Director of Public Policy and Analysis for Applied Analysis. Alastuey's prior work history includes eleven years in the State Budget Office where he rose to the position of Deputy Director. He subsequently accepted the position of Assistant Superintendent for Business and Finance with Clark County School District, directing business management functions for the District and representing the District during Legislative sessions. He ended his 31-year public service career as an Assistant County Manager for Clark County, supervising various departments including Social Services, Family and Youth, and Administrative Support including General Services and Information Technology. He also served as the Legislative representative for Clark County and for University Medical Center of Southern Nevada. After leaving the County, Mike spent three years as an independent lobbyist and consultant.
Alastuey has also served as a member of the Committee on Local Government Finance representing school districts and counties since 1983. He was nominated by the Speaker of the Nevada Assembly and appointed to the State's Economic Forum.
Alyson Bettelman, CPA
Senior Manager
Alyson Bettelman is a senior manager with Applied Analysis. Her areas of focus include financial advisory services, business and litigation consulting and market analysis.
Bettelman received a Bachelor of Science in Business Administration with a major in accounting from the Ohio State University, graduating summa cum laude and with honors after completing the three-year Honors Accounting Program. She is a Certified Public Accountant in Nevada and California.
Prior to joining Applied Analysis, Bettelman worked for PricewaterhouseCoopers in Los Angeles, serving first for several years in the Assurance and Business Advisory Services practice where she focused mainly on conducting audits of publicly-traded financial services firms. Subsequently, she worked in the Advisory Services practice, performing dispute analysis and investigations for a diverse portfolio of US and international clients.
Jake Joyce
Senior Manager
Jake Joyce is a senior manager with Applied Analysis. He manages projects for clients in both the public and private sector, focusing largely on the acquisition and analysis of large datasets. Jake provides the firm with analyses in both the commercial and residential sectors. Jake has modeled trends at both the regional and national level with selected areas including demographics, K-12 education, employment, gambling, population, and wages and salaries. In addition to authoring reports, Jake is a Distinguished Toastmaster and frequent speaker on the Las Vegas economy.
In the community, Jake is currently the President of the University of Arizona’s local alumni chapter, as well the Director for the Jewish Federation’s Jewish Emerging Leaders (JewEL) 2011 Campaign. Jake is also a founding member of the United Way of Southern Nevada’s Young Philanthropist Society. In 2009, the Las Vegas Business Press named Jake a Las Vegas Rising Star.
Jake’s previous work experience includes four years with Herbst Gaming as a Corporate Database Manager. He has also held several management positions with the University of Arizona. Jake holds a Bachelor of Science degree in Business Economics from the Eller College of Management at the University of Arizona.
Brian Patje
Project Manager
Brian Patje is a project manager with Applied Analysis, where he is responsible for monitoring, analyzing and reporting on general economic and developmental activity in southern Nevada. Furthermore, Mr. Patje syndicates on numerous projects, ranging from urban economics to economic forecasting and serves as a contributing writer on various feasibility assessments and market analyses.
Prior to joining Applied Analysis, Mr. Patje held an intern position at NevWest Securities, a Las Vegas-based investment bank and securities brokerage firm. Mr. Patje earned a Bachelor of Science degree in Business Administration with an emphasis in finance from the University of Nevada, Las Vegas.
Ashley Herrera
Project Manager
Ashley Herrera is a project manager at Applied Analysis. Her areas of expertise include market analysis related to real estate development, while acting as lead researcher on projects. Recently, Herrera has been the primary researcher and project manager for the Las Vegas Perspective, a comprehensive annual publication covering various segments of the southern Nevada market. Herrera is also an active member and co-creator of an investment group for women. Herrera has had columns published in the In Business Las Vegas.
Rachel Stevens
Analyst
Rachel Stevens is an analyst at Applied Analysis, responsible for market research related assignments and external reporting. Stevens is responsible for data collection efforts within the firm’s economic and market analysis divisions, focusing on commercial office, retail, industrial and vacant land performance measures. She graduated Summa Cum Laude from the University of Arizona with a Bachelor of Arts degree in Economic with a minor in general business.
Rachel Semmler
Studio Manager
Rachel Semmler is the studio manager for Applied Analysis, where she is responsible for day-to-day operations of the graphic and web design studio. She provides print design, display advertising, brochure development, publication layout and design, website design and multimedia development.
Prior to joining Applied Analysis, Rachel served as graphic designer for Robert Half Technologies in Las Vegas, where she designed and produced collateral materials, special events materials and displays for PBS&J, an engineering firm. Ms. Semmler earned a Bachelor of Fine Arts degree in Graphic Design with an Art History minor from The College of Saint Rose in Albany, N.Y.
Debbie Poser
Executive Assistant
Debbie Poser is an executive assistant with Applied Analysis where her responsibilities include providing support to the firm’s principals, maintaining the executive calendars, coordinating meetings, making travel arrangements, assisting with billing administration, and offering excellent customer service to each of our valuable clients.
Prior to joining Applied Analysis, Ms. Poser was employed as an administrative assistant for CTX Mortgage Company – a division of Centex Homes, where she provided support to three senior executives in a high volume mortgage lending office. Ms. Poser earned a Bachelor of Science degree in Business Administrative with an emphasis in management from the University of Nevada, Las Vegas.
