Regulatory Gaming Compliance Poses a Challenge

More than half the gaming licensees recently surveyed
noted that they could not guarantee consistent compliance with all
Nevada Gaming Control Board regulations.

Operators/owners expressed concerns arising from a high level of
industry turnover, complexity of the regulations and moderate profit
margins. While they indicated a commitment to utilize their best
efforts to remain in compliance, the majority could not guarantee
the adequacy of all their measures.

This raises the question of how gaming operators will be able to
comply with the new regulations that are sure to arise with recent
legislation in support of Internet gaming. |

Wireless Real Estate Information System:
Bringing Information to the Market

Many of our clients are in the real estate sector. This
includes property owners, developers, commercial real estate
brokers, investors, financial institutions, property management
companies, appraisers, etc. In listening to their needs, we noticed
that they all wanted timely, customizable market data.

In response, we began the development of a wireless real estate
information system that would allow users to obtain timely market
information on the properties that were most important to them. The
system allows our clients to get information on inventories, lease
rates, tenants, absorption, vacancies and other variables for a
suitable set of properties - anytime, anywhere.

The system is designed to be used on a Palm computing platform and
is currently being tested. We expect release of version 2.0 within
the next couple of months. |

Economic Diversification: Different Impacts
on State and Local Governments

Economic diversification has long been a battle in
Nevada. The hospitality industry (including gaming) directly
supports 24 percent of the region's workforce and indirectly
supports another 20 to 25 percent. They also, however, contribute
the lion's share of the state total tax revenues.

It is certainly not a new idea that economic diversification is
needed in Nevada, particularly Southern Nevada; however, our
research suggests that its impacts are disparate at the state and
local levels. This creates a fiscal inequity between these groups,
and may create increasing tensions as fiscal shortfalls arise from
slower growth in the gaming industry. |

Cell Phone Dilemma: One Rate... What Rate?

A recent survey of cellular phone users indicated an
overall belief that they were getting better value from their usage
plan, but a general lack of confidence that their plan was actually
optimal for their company.

Respondents noted that they found all of the options puzzling, with
different rates for days, nights and weekends; calling area
restrictive long distance charges; and the myriad of options that
may or may not save them money. Respondents further noted that
trying to obtain a plan that would limit expensive "additional"
minutes was their primary concern. |

Class "A" Predictable Trend

The Class A office market has seen a roller coaster like
trend for the last couple of years. Vacancies have ranged from 5.5
percent to 11 percent, and new projects have been met with varying
ranges of success. We asked why?

We discovered a trend in the market suggesting suburban areas could
support no more than approximately 21 percent Class A space. Several
areas, including the Northwest and South portions of the Valley saw
their Class A inventories rise to as much as 30 percent of the
market. This caused vacancies in these areas to escalate.

We are currently researching new trends in tenant turnover and
national relocation. |
